Under-construction vs ready
The under-construction flat looks cheaper on the brochure. Add GST, the rent you keep paying and the interest while you wait, then see which one really costs less.
What the comparison includes
- GST: paid on the under-construction flat only.
- Stamp duty and registration: paid on both, on each flat's price.
- Rent: you keep paying rent until the under-construction flat is handed over.
- Loan interest: the total interest over a 20-year loan on each flat. A cheaper flat means a smaller loan and less interest.
- Pre-EMI interest: while you wait, the bank releases the loan in stages and you pay interest on what's out. This is extra: your 20 years of EMIs only start at possession.
- Ready flat: you pay maintenance from day one, but no rent.
The number to watch
The break-even tells you how many months of waiting it takes for the discount to disappear. If the builder's track record suggests delays, compare that with the promised date.
Questions people ask
Why is an under-construction flat cheaper?
Because you take the risk and the wait. You pay in stages, live elsewhere meanwhile, and depend on the project finishing on time. The discount is your payment for that.
What is pre-EMI interest?
During construction, the bank releases your loan in stages. Until possession, you pay interest only on the amount released. Full EMIs usually start after possession.
Where can I check a project's promised completion date?
On the MahaRERA website, search the project's registration number. The proposed completion date and progress updates are listed there.
